As an independent Realtor and Certified Commercial Investment Member Candidate working under Coldwell Banker, she has established a successful track record (99 % rate) of negotiating and closing transactions in multiple offer situations. She specializes in new home buyers, relocations, 55+ and golden seniors, probate sales, multi-unit investment properties, land development sales, 1031 exchanges, short sales, foreclosures and REO's (bank owned properties).

She has built a loyal client base in San Francisco-Peninsula areas with a developed portfolio of complimentary services to prepare property for sale or move-in preparation. She markets predominantly by word of mouth with an impressive 95% referral business.

Prior to joining Coldwell Banker, Mariza was owner of Santiano Fields, a company engaged in representing various Fortune 500 gift ware manufacturers in the retail and wholesale trade. 

Mariza is an active member of the Rotary Club of Foster City. In August 2002 and June 2003; she and fellow Rotarians traveled to Mazatlan, Mexico along with Interact students from local high schools to deliver 560 wheelchair to the disabled. In October 2008, she and fellow Rotarians along with the Wheelchair Foundation went to China on a humanitarian mission to help deliver wheelchairs in Hong Kong, Shanghai, Xian and Beijing.
 
She is a Gold Circle Member, former Ambassador with the Foster City Chamber of Commerce, trained Community Emergency Response Team Leader for Neighborhood 9 in Foster City and has the knowledge to plan for an emergency and assist victims following a major disaster. She enjoys her volunteer services at the Peninsula Humane Society / SPCA and serves on the Auxiliary Committee. She founded "One Warm Towel" -- entire month of April is dedicated to collecting gently used towels and blankets for furry friends at the Human Society.

Mariza was awarded Top Buyer Controlled Sales Associate for the month of September 2003 for the San Mateo office. Coldwell Banker Northern California comprising of 15 offices, named her as San Mateo Downtown's highest closed Total Transaction Commission Sales Associate for the month of January 2004 and June 2009. In March 2005, she received the SAMCAR Sales Achievement Silver Award. In celebration of her outstanding success and being among the "Best of the Best", she attended the Coldwell Banker Elite Retreat in Colorado Springs, Colorado.

She's a graduate of Loyola University in Business Administration and a Phi Theta Kappa National Honor Society graduate from Thornton Community College. She is currently the President of the Loyola University San Francisco Bay Area Alumni Club for 2007-2009.
